Most tee boxes are beautiful grass, while some are rock hard dirt it’s mostly grass. Most of the fairways are perfectly manicured. Some of the rough, most near the cart path, is a bit muddy / ripped up but not unplayable. Carts come with a built in distances and group ahead of you (for the 3-5 blind shots). Pace of play during the week is usually pretty light, can easily get out as a solo/duo. Be warned the wednesday lunch special is just lunch meat and kraft singles.
